Housekeeping & maintenance
A cleaning sheet that builds itself, balanced by minutes rather than task count, plus an asset register that warns you before something breaks.
- Predictive daily task sheet generation
- Same-day turnover detection with due times
- Auto-assignment balanced by minutes
- Floor clustering and do-not-disturb awareness
- + 12 more, all included
Most housekeeping software is a checklist with a hotel logo on it. Orian starts from the booking picture instead: it knows which rooms are departing, which are staying over and which are turning over the same day, and builds the morning's sheet from that. Turnovers become urgent with a real due time, the property's check-in time, and the work is spread across the team by estimated minutes rather than task count, longest job first, clustered by floor and skipping do-not-disturb rooms. Maintenance sits in the same module because the two share a room: an out-of-order room drops out of sale automatically, and comes back the moment the work order is resolved.
The sheet writes itself
Departures, stayovers, arrival preparations and same-day turnovers are derived from the day's bookings, then cleaning rules by day-of-week or on-checkout are applied. Re-running the generation is a no-op, so nobody can double up the board by clicking twice.
Balanced by minutes, not tasks
A suite deep clean is not a bathroom touch-up. Estimated minutes come from room-type credits times task type, and the assigner takes the longest job first within a priority tier. When an attendant clocks out, their unfinished work is re-spread across whoever is still on shift.
Assets that tell you first
Every AC unit, boiler, lift and TV carries a model, serial, warranty and criticality. A health score built from failure recurrence, mean time between failures, age against expected life and criticality turns into a plain-English recommendation, and a pre-emptive inspection work order.
Everything housekeeping does. Not a highlight reel.
The daily board
What has to be cleaned, by whom, in what order.
- Predictive task generationBuilt from the live booking picture, idempotent per room, day and task type.
- Turnover detectionA departure plus a same-day arrival into that room becomes urgent, with the check-in time as its due-by.
- Context on every taskTurnover, checkout, stayover or arrival prep, so an attendant knows what they are walking into.
- Auto-assign and rebalanceBalanced by minutes, floor-clustered, DND-aware, and re-spread when someone clocks out.
- Cleaning rulesRecurring rules by day of week or triggered on checkout, linen changes, deep cleans, terrace sweeps.
- Per-housekeeper workload barsWho is carrying how many minutes, live, so a supervisor can move work before it slips.
On the floor
What the attendant sees on their own phone.
- Gated checklistsComplete stays disabled until every step on the room's checklist is ticked.
- Live timer and actual minutesReal time-per-room data, which is what makes the next day's balancing honest.
- Photo proofAttach the finished room, so a dispute has evidence instead of opinions.
- Minibar postingConsumption goes straight onto the guest folio from the corridor.
- Tap-to-advance room statusMove a room through its states without finding a desk.
- Report an issueRaise a maintenance ticket from the room, auto-assigned to the right department.
Quality and maintenance
Inspection, work orders and the equipment behind them.
- Supervisor inspectionsA finished clean waits for a pass; a fail sends the room back to dirty and auto-raises a re-clean carrying the note.
- Room-ready alertsThe moment a room becomes sellable, the on-shift receptionist is told which arriving guest can check in.
- SLA-tracked work ordersResponse and resolution countdowns derived from priority, with open breaches surfaced.
- Asset registerModel, serial, warranty, criticality, expected life and full repair history per asset.
- Preventive schedulesRecurring plans against one asset or a whole category, generating their own work orders.
- AI triageA reported issue is classified into category, priority, likely cause, fix steps, parts and an estimated cost and time.
A day with it, in four moves.
Overnight
Orian reads tomorrow's arrivals and departures, classifies every room, applies your cleaning rules and builds the sheet. Nobody has to be awake for this.
First thing
The work is assigned by minutes across whoever is on shift, clustered by floor. Each attendant's phone buzzes with their own list, urgent turnovers first.
Through the day
Checklists are ticked, timers run, minibar items post to folios, and photos go on the record. A supervisor watches the workload bars, not the corridor.
As rooms come good
Inspection passes, the room becomes sellable, and the front desk is told immediately. If it fails, a re-clean is already on the board.
This is the real screen.
The board classifying the day's rooms, then auto-assigning the work across the team by minutes.

Every module reads and writes the same data, so these are not integrations you configure, they are just what the system does.
Front desk
Check-out raises the clean automatically, and the room-ready alert is what lets the desk check an early arrival in without a radio call.
Front deskWithGuest experience
A guest tapping 'extra towels' in the portal becomes a real, auto-assigned task on the floor, not a note somebody has to remember.
Guest experienceWithAutopilot
Autopilot assigns unassigned work, rescues rooms stuck mid-clean, and moves today's arrivals out of rooms that went out of order.
Autopilot16 things you do not buy separately.
There is no module list to price up and no add-on tier. Every hotel on Orian gets the whole platform.

Housekeeping, answered.
Why balance housekeeping by minutes instead of number of rooms?
Because rooms are not equal. Six studio touch-ups and six suite turnovers are the same task count and nowhere near the same shift. Orian estimates minutes from room-type credits multiplied by task type, assigns the longest job first inside each priority tier, and uses the actual minutes attendants record to keep those estimates honest.
What happens if a housekeeper goes home mid-shift?
Clocking out triggers a rebalance: their unfinished tasks are re-spread across the attendants still on shift, using the same minute-based balancing, and each of them is notified in the app and over WhatsApp.
Can a room be sold while it is still dirty?
No. Occupancy and condition are separate axes and a room is only sellable when it is vacant and either clean or inspected. If your property requires inspection, a finished clean waits for a supervisor before the room counts as ready.
Does maintenance take the room out of sale automatically?
If you mark the work order's room impact as out of order, yes, the room goes to maintenance status and the booking engine stops offering it. Resolving the work order restores the room to vacant and dirty and calculates the revenue lost while it was down.
